We have an adorable little house in Brandon Valley (which is in the North side of town). It is a 3 bedroom, 2 bath, 1490 SF home with a pool. It is a well maintained home, and the sellers are offering to put on a new roof (with dimensional shingles). They have updated one of the bathrooms as well as the carpeting. The house is in great shape and is ready to move in.

Florida Existing Home Sales

The Tampa/St. Petersburg MSA (Metropolitan Statistical Area) experienced 15% appreciation in June 2006 as compared to June 2005. This is great news! Yes, the market is slowing down, our volume is slowing down. The number of home sales in June '06 was 29% less than the number of home sales in June '05. However, the prices of homes have sustained pretty significant appreciation. Most respected Real Estate thinkers hold that normal appreciation is between 5-7% and believe that this is the rate of appreciation our markets will return to. Nonetheless, our rate of appreciation is still historically high as compared to our entire history. So, the market is good! The challenge I think everyone is facing is the fact that we are comparing the current state of the market with our 2-3 best years in HISTORY! It's hard to beat your best year ever!

Crosstown Expressway Now Open!

Great news! The new Crosstown extension is open for westbound traffic into Tampa! A trip that used to take $25 minutes to get from Brandon to downtown Tampa, now takes only 10 minutes! The new raised portion of the highway more than doubles the number of lanes. It is an extra three lanes which are unidirectional (East to West in the morning and West to East in the afternoon). New Listing in Bloomingdale

We just got a new listing in Bloomingdale. It is a great house in the popular Bloomingdale area. Bloomingdale is well known for it's quality public schools, shopping, and community focus (large YMCA, little league, etc.). This house is a doll, it's owned by a professional interior decorator. Little Harbor, Bahia Beach

One of my favorite places to go for dinner with the family is to Bahia beach. It's less than 10 minutes from my house in Apollo Beach. I can get good food, a fabulous sunset, and a white sandy beach. The neighborhood is referred to as Little Harbor, and the beach is called Bahia Beach. Little Harbor currently has condos, townhomes, and single family homes available at pre-construction prices.
